Is this a formal valuation? +
No. It's an indicative range built from recent transactions of similar flats near yours, clearly dated. For a formal valuation you'd engage a licensed valuer, and we'll tell you when that step actually matters.
Do I have to sell before I buy? +
Not necessarily. Both paths are workable and each has trade-offs, especially around ABSD and bridging the two moves. Your timing map lays out both so you can choose calmly.
What if the numbers say I should wait? +
Then we'll tell you to wait, and what would need to change first. We'd rather you upgrade well in a year than uncomfortably next month.
Does this cost anything, and am I committing to anything? +
